Dues
Dues are due in the first month of each quarter.  Failure to pay within 45 days results in a 10% Late Fee being applied to an account.  Payments must be received by the management company within 45 days, not just postmarked by then).  Payments made monthly will not receive a Late Fee (even if the last payment is made after the 45-day grace period) – as long as if the full amount ($145) is not outstanding and the full amount is paid with the quarter.  A no-fee automatic withdrawal process is provided by Homes Association of Kansas City (HA-KC) -- the form is provided under the Dues and Fees section on this site.
 
Homeowner exterior responsibilities
Homeowners are responsible for maintaining any flower or mulch beds that are adjacent to their unit.  Homeowners are also responsible for maintaining their patio fences and the area within those fences – even though that area is not included in the Plat/Deed for your unit.  Homeowners are responsible for any sidewalk & driveway repairs/replacements as well.  Homeowners are responsible for repairing or replacing sewer or water lines from the utility’s main or meter to the entrance to their unit.  Insurance to cover such costs can be obtained from your homeowners insurance agent as an additional coverage.
 
Any changes to the exterior of your home require the submission of an "Exterior Change Request Form" which can be found on the Home Page or the Architectural Control page of this website.  Changes include, but are not limited to, painting a house or staining a fence, replacing fencing or windows or doors, roofing, adding or replacing concrete driveways or sidewalks or patios; or installing/expanding irrigation systems.
 
Pets
Pets are welcome in CTA.  However, one must obey the City of Leawood leash law (dogs must be leashed when outside of your house), and droppings must be picked up immediately after deposit.  Dogs left outside in patios for extended periods of time in inclement weather, or that bark for extended periods of time, could result in Animal Control coming to issue citations.

Trash/Recycling/Yard Waste -- and "Large Item" pick up services
Green For Life (GFL) is our trash service vendor.  They service us with 3 trucks weekly (Trash, Recycling, Yard Waste) on Wednesday every week.  The only Holidays are New Years Day, Christmas Day and Thanksgiving Day.  Since our service day is Wednesday, we can only be impacted if Christmas or New Years falls on a Wednesday, Thursday or Friday.  On all other holiday weeks, service should be as normal.
 
Yard waste can be up to 10 items per household of any combination of paper yard waste bags and bundled sticks/limbs.  Bundles cannot be over 4 feet long or over 18 inches in diameter and must be tied with string (no wire, tape, or cloth ties).
 
Recycling is "unlimited".  So, if your Bin is full but you still have cardboard from unpacking a new appliance -- or lots of aluminum cans from a party -- you can place them next to the bin (not on top of it) in a box or flattened pile that the driver can lift and fit in the large bin on the truck.
 
The Trash and Recycling bins should be placed at least 2 feet apart (so the drivers can get the mechanical claw in between them).  The bins should be facing the street with the side that opens.  If you would like to have smaller bins, you can request them from GFL.  Trash bins can be placed at the curb the night before but should be brought back in on Wednesday night.
On the 3rd Wednesday of each month, you can have a “large item” picked up by another specific truck.  To have an item picked up, you must call GFL -- (816) 380-5595 (pick the "residential service" option), OR email them at kccustomercare@gflenv.com.
Give them your address and a description of the item, and they will confirm if it is acceptable for pick up (or not). Electronics, building materials, hazardous materials are not accepted. 
Do this at least 2 days in advance.
 
Tree Maintenance
CTA trims and removes debris from all trees planted on Common Ground (turf areas).  Do not trim trees on Common Ground; fill out a Property Maintenance Request – the form is on this website.
